ACORN PROPERTY DEVELOPMENT
Steve Shapiro and Alec Waddell decided to combine a 30 year friendship and extensive construction experience to form Acorn Property Development in 2002.
Acorn is a small, personalized company. Our mission has been, from the start, to locate existing properties in Philadelphia's prestigious Rittenhouse Square area that have fallen into disrepair or have been converted to apartments or that otherwise could benefit from some "updating", and then to fully renovate them back into grand single-family homes.
Acorn's first property was a single-family townhouse on the 1800 block of Delancey Place that was in desperate need of the amenities and modernization required for central city living. A two-car garage was constructed beneath the house, a media room was added and the entire interior space was reconfigured and remodeled, ultimately restoring this faded gem into a grand urban mansion.
The next project involved the combining of two adjacent properties on the 2000 block of Chancellor St., a lovely street of former carriage houses just one block West of Rittenhouse Square. The two former carriage houses, with their charming facades, were converted into a grand single family home complete with a two-car garage, dumbwaiter, roof deck and wonderful spaces for entertaining.
The third property, located on the 2000 block of Delancey Place, was sold to a prominent personality in Philadelphia prior to the start of any construction.
The fourth project, also on the 2000 block of Delancey Place, has completed the construction phase and is now restored to its former grandeur. Please contact us if you are interested in a private tour of this property.
The fifth property in Acorn's portfolio is also located on the 2300 block of Delancey Place. It features spectacular views form each of its four floors, overlooking Fitler Square as well as the center city skyline. It was converted into multiple apartments a few decades ago. We have recently completed the design phase, and plan to restore this wonderful townhouse to its original use as a single family home, again with a two garage, elevator and roof decks.
Our most recent property is on the 1800 block of Delancey place. It is a spacious and rare "double-wide" unit, one of the few on Delancey. The design phase has been completed and construction is now underway on this fabulous property.
